Contract loose ends finished

Back to the Notar with proof that I can finance the purchase - all done now, yes!
He will take it to the council directly and I will end up only paying about EUR 78.90 as a late payment penalty.

I'm in the money!

One day later than I should have paid up, but better late than never!

Signed a mortgage contract with Commerzbank - million times better service than Deutsche Bank.

It is split into 3 loans, basically getting as much from KfW as possible and the rest direct from Commerzbank.

KfW Wohneigentum - EUR 100,000 at 3.15% for 24 years
KfW 70 (Energy Efficiency) - EUR 50,000 at 3.30 % for 29 years
Commerzbank - EUR 435,000 at 3.60% for 24 years

Very happy with that, bought at the right time!

Time to cough up

According to the contract I need to pay for the land by today else I will have to pay a penalty - oops! Couldn't agree on a mortgage in time, oh well.

Gimme some money #2

Met with Deutsche Bank to see if they would lend me the money - they made me feel like I was asking them to kill their own grandmother. Customer service sucks - no way I will use them and tempted to close my bank account.

We are landowners!

All signed and sealed, 2 days before going on holiday!

Met with the Notar, Makler and landowner to read through (in German) and sign contract.

Paying 187,500 of which the landowner will give 2,500 to the Makler and I will pay an extra EUR 6,000 to the Makler. (Normally in Germany you pay an agent 5.95% of the purchase price for the privilege of showing you the land/house, rip-off! So, managed to save a few 'k' at least).

Architect

Got an offer from the architect to work on the project, about EUR 40,000 minus the money already spent (I think I'm in the wrong job!).

Need to decide whether to go with him or build a Fertighaus.

Met in the middle and offered EUR 185,000 - final offer.

Planning permisson advice

Unfortunately the Architect's meeting with the council was delayed 2 weeks, but they have indicated that they will allow a Halbgeschossigen house, with 40% underground, and no higher than dimensions of neighbouring house. Seems ok.
